On a private island in the 40-island
Turks and Caicos chain, Turkish developer
Dr. Cem Kinay is creating his version of paradise,
and it involves the work of six different
architects. The 560-acre Dellis Cay will
be divided into lifestyle zones—spa, beach,
marina, and resort—each showcasing the
stylings of Shigeru Ban, David Chipperfield,
Carl Ettensperger, Zaha Hadid, Piero Lissoni,
and Kengo Kuma.
The residences at Lissoni’s Mandarin Oriental
hotel will feature large terraces, floorto-ceiling
glazed glass windows, and ocean
views. The 24 units come fully furnished,
with a choice of two Asian-accented contemporary
design palettes. Buyers who opt
into the rental program receive six weeks in
residence and the opportunity to split rental
profits with the hotel, which will also manage
four restaurants, a holistic spa, and a beach
club along the sheltered, white-sand shores.
Lissoni is also designing 54 beach-house
residences on the island’s peninsula, inside
of nine three-story structures that encircle
a central pool. An additional 17 free-standing
villas will be part of the development’s
South Beach zone. This area also will showcase
over-the-water villas to be released at
a later date.
The designs by Ettensperger and Ban will
have main villas on the beach and houses
over the water that are linked to the shore
by floating decks—reportedly the first of
their kind in the Caribbean.
